Home Information Packs

A Home Information Pack (HIP) contains vital information about a property, which aims to speed up the buying and selling process in England and Wales and reduce the number of property sales that fall through.
All HIP’s must include an Energy Performance Certificate (EPC) issued by an accredited domestic energy assessor. The Property Information Questionnaire (PIQ) is also a compulsory part of the HIP and all sellers must complete one. A property cannot be marketed until your HIP is ready and contains the following mandatory documents:
  • Index of contents
  • Property information questionnaire (PIQ)
  • Energy performance certificate (EPC)
  • Sale statement
  • Evidence of title
The following documents must be ordered and added to the HIP within 28 days after marketing has started:
  • Local-authority searches
  • Water and drainage searches
  • Leasehold or commonhold documents, where necessary
There are also a series of optional documents, which you can add to offer an 'exchange ready' HIP– this can speed up the process further:
  • Home Condition Report (HCR)
  • Legal summary
  • Home use/contents forms
  • Other documents – for example, non-standard searches and guarantees, and warranties for work done on the property
